And although they may be aware that land values increase and decrease, it&#8217;s a fact that they&#8217;ll never be more land. This aspect in and of itself is one of the greatest reasons why real estate is still regarded as a safe investment. </p>
<p>In an economic climate such as this, many property owners look for ways to get creative. There are plenty of websites available that can help a property owner take a different approach to moving their land. One of the most common approaches is called a 1031 Exchange. This tax code simply allows owners to exchange like kind property without having to realize a gain on the property. </p>

			<content:encoded><![CDATA[<p>It&#8217;s January 5th and we can officially say here at Reserve Land that the landscape is changing (no pun intended). Generally we find December and January to be very slow months for business, but this year seems to be different. We are currently working on closing several contracts before the 15th of the month and it could very well be a sign that the land market is bottoming out.</p>
<p>Now many believe we still have some time to go before the housing market has been completely flushed out of toxic assets, but the truth is land is becoming a valued commodity for several reasons. A home is viewed as liability in many ways and raw land is an asset that can only be improved upon. If you were to ask anyone here in the office what they felt about the overall sentiment, many here believe the stock market has become a huge benefit to land owners. The volatility in the stock market makes it easier for an investor, buyer or seller of land to make a decision. You have two choices, own a paper asset or a real asset. For many that decision is becoming much easier.</p>
<p>Imagine owning an asset that only has a small payment due each year. Property taxes for raw land are generally very inexpensive. And the greatest news of all is that you can get extremely creative when you own a property that&#8217;s 40 acres. I personally own several properties and enjoy the creativeness that it bring to mind. Whether it&#8217;s building a dream house, a small ranch house for you and the family or creating an alternative energy project, all these things have value that a paper stock doesn&#8217;t. In 2012 we challenge you to buy an asset that has real value!</p>

			<content:encoded><![CDATA[<p>Generally I get pretty excited about a New Year. It may not be 2005, but we&#8217;ve certainly bucked a trend over the last year. The land market overall has been pretty soft, but the truth is we&#8217;ve had more interest than ever before. I don&#8217;t consider tire kicking a sport, so I&#8217;m willing to bet that most of inquiries come from buyers that are generally interested in buying land.</p>
<p>One of the biggest problems in the current land market is financing. Although mortgage rates are at all time lows, it&#8217;s sad that it&#8217;s nearly impossible to get a loan on land. The good news is there are still sellers out there willing to get creative and make a deal work. 			<content:encoded><![CDATA[<p>We&#8217;ve recently had a few inquiries from buyers that were confused about county rules. Did you know that almost every county in the nation actually has a building department with rules and regulations? America actually has a pretty good system in place nationwide, but that doesn&#8217;t mean every buyer and seller of land agrees with it.</p>
<p>One comment recently came in from a buyer that wanted to park his/her RV on a vacant property for an extended period of time. Now it may sound crazy, but some counties actually only allow you to park an RV on your property for a specified amount of time per year. These are rules we don&#8217;t make, so please don&#8217;t get upset with us. The law is the law and we all have to do our research when deciding which property and location is right for us.</p>
<p>I&#8217;m not sure what type of person you are, but I like to keep things neat and organized. The truth is land should be respected and that&#8217;s why counties have these rules in place. If you want to buy a piece of land to throw trash on, go to the dump and pay a fee, as no one wants to see a piece of property covered in trash or old tires.</p>
<p>Almost every county in the nation has these rules in place to keep a standard of organization even in rural areas. You may own a piece of land that someone hasn&#8217;t driven by in days, but it&#8217;s still your duty as an American citizen to uphold those laws, regardless if you don&#8217;t agree. So next time you are in the market for land that you plan on utilizing for building or visiting, make sure you do your homework. Due diligence is an important aspect of buying land and we encourage each one of our buyers to take the initiative and make some phone calls. You may even be able to get your questions answered on the county website, so don&#8217;t forget to Google it first!</p>
